Boyle at 54th
The Boyle at 54th project was acquired by Boyle at 54th, LLC in June of 2015 as an opportunistic investment. Xebec Building Company was hired to develop the approximately 12.69 acres of land into a +/-203,300 SF Class A state-of-the-art speculative industrial warehouse. The project is expected to complete entitlements in September of 2015 and construction of the warehouse building is projected to being in October of 2015. The project will help address the demand for Class A industrial product for users looking to move into the tight Central industrial submarket of Los Angeles, one of the most desirable industrial regions in the country. With convenient access to the LA/LB Port Complexes, Downtown Los Angeles, and to the I-5, I-110, I-710, and I-105 freeways, the site is ideally located for efficient logistics and distribution.
This property will consist of a Class A, +/- 484,000 square foot cross-dock building with state-of-the-art features including 32’ clear height, ample car parking, an improved yard for excess trailer parking, ESFR sprinklers and concrete truck courts. The building is designed to be LEED certified subject to final office improvements.
The property is bounded by Bandini Boulevard to the south, the BNSF railroad to the north, one block east of the Long Beach (710) Freeway on and off ramps and has direct access to the gate at the Hobart Yard, the most active intermodal facility in the country.
The Kimball Avenue site in Chino, CA consists of a +/-300,300 square foot Class A industrial building with state-of-the-art features including 32’ clear height, excellent loading, ample car and trailer parking, ESFR sprinklers and large truck courts. The building is designed to be LEED certified with 2,500 SF of unimproved mezzanine designed for two-story office.
The property is situated at the apex of Los Angeles, Orange, San Bernardino and Riverside Counties along the 60 corridor, the City is within easy reach of the residential base in Southern California.
XBC successfully constructed a three building business park totaling ±242,000 SF on a ±10.5 parcel of land on Bickett Street in the City of Vernon as an opportunistic investment for the developer. Sales on two of the buildings to users retired the construction loan. The third building was then leased and retained for cash flow and appreciation until later sold.
After working through a complex environmental remediation, the improvements were demolished and a new warehouse facility was constructed as an opportunistic investment for the owner. The new building was acquired by a user upon completion, delivering solid investment performance for the project.
Washington XC, LLC acquired approx. 3 acres of land and hired XBC as the General Contractor to develop an approx. 60,161 SF light industrial warehouse on the property. The building was delivered to the market under budget and on schedule in June of 2016 and was successfully leased before the building completion date.
5555 E. Slauson Avenue
The property is located in Commerce, CA in the heart of the Central submarket of Los Angeles. Central LA is one of the tightest LA infill submarkets due in part to its direct access to the Ports of LA/LB and to Downtown Los Angeles. Xebec Building Company was hired as the genral contractor for the project, which involved the development of a 91,010 SF Class A state-of-the-art industrial building on 3.05 acres of land. The site was acquired in September 2013 and the construction of the project was completed on time in April 2015. The sale/lease of the project is projected to be completed by September 2015.
Waylee International hired Xebec Building Company (XBC) to concept, design, and construct this project located at 5401 E. Slauson Avenue in the City of Commerce, CA. The state-of-the-art Class-A industrial concrete tilt-up building was 75,500 SF total, with 8,000 SF total office, on ±3.04 acres of land. The site, located in the Central submarket of Los Angeles, has easy access to the LA/LB Ports as well as Downtown Los Angeles via the I-5 and I-710 freeways. XBC was able to fully entitle the site successfully and delivered the product to the owner.
Mission Oaks Business Park
The Mission Oaks Business Park site was acquired by Mission XC, LLC on April 24, 2014 and the development and lease/sale of the property is projected to take 24 months. Xebec Building Company was hired as the general contractor for the project and the site was successfully developed into a two building business park totaling ±88,850 SF on a ±3.78 acre parcel of land on Mission Blvd. in the City of Ontario. The two buildings will be held for two years post completion. The two buildings are designed for businesses that need manufacturing, distribution, and warehouse space near large scale transportation. Located west of the 15 freeway in Ontario, CA, this property is in the West Inland Empire. The property will address the pent up demand for users who desire to operate their business in the vibrant infill Inland Empire West submarket.
The Central XC project, located at 270 E. Central Avenue in San Bernardino, was acquired by an affiliate of Xebec in late 2015 as an opportunistic investment. The approximately 5.24 acres of land will be developed into a ±117,327 SF Class A state-of-the-art industrial warehouse. Xebec Building Company (“XBC”) was hired to construct the site by the owner of the property. Xebec anticipates Opportunistic risk adjusted returns on the development which is scheduled to begin construction in June 2016 and to be completed in Q1 of 2017. The project will help address the demand for Class A industrial product in the 250,000 SF and below range for users who wish to operate in the growing IE East market.
