10th Street Center
The 10th Street Center site is currently undergoing development and will become a three building business park totaling ±342,629 SF on a ±21.63 acre parcel of land at 10th Street and North Todd Avenue in the City of Azusa. Building 1 will be ± 88,349 SF, Building 2 will be ±75,278 SF, and Building 3 will be ±179,002 SF. The site was acquired on June 27, 2013 and construction began in the first week of October 2014. All three buildings were successfully leased to Lagunitas Brewing Company. The property is located along the 210 freeway in Azusa, CA in the heart of the San Gabriel Valley. The San Gabriel Valley is one of the tightest LA infill submarkets with direct access to the Ports of LA/LB and Downtown Los Angeles. This state-of-the-art industrial park will fulfill the pent up demand from users for Class A product in the San Gabriel Valley.
Sun Valley Industrial Park
The Pendleton XC project, located at 11063 Pendleton Street in Sun Valley, CA, was acquired by Pendleton XC, LLC in October 2015 as an opportunistic investment. The larger building of the development has been pre-leased to OnTrac, a third party logistics company. With convenient access to the San Fernando Valley population, Los Angeles’ Central Business District, and to the I-5, I-210, and I-405 freeways, the site is ideally located for efficient logistics and distribution.
Tapo Canyon XC
The site was acquired by an affiliate of Xebec, Tapo Canyon XC, LLC, in December 2016. The 2.90-acre site is located at the intersection of Tapo Canyon Road and Los Angeles Avenue in Simi Valley, California. Xebec plans to successfully entitle and hired XBC to develop a 56,300 SF Class A state-of-the-art industrial warehouse, including approximately 3,000 SF of mezzanine space, ideal for manufacturing and/or distribution. The site is strategically located in an infill location of Ventura County which has a total industrial base of approximately 60 million SF. Simi Valley is a part of the Simi Valley/Moorpark submarket, which represents approximately 18% of the industrial base in Ventura County. The City of Simi Valley has a vacancy rate of 2.2% according to the Q3 2016 CBRE Marketview Insert. The Property offers excellent freeway access to US Interstates 5, 210, and 405 and the California “Ronald Reagan” (CA 118) and Hollywood (CA 170) freeways.
The rPlanet Earth project, located at 3200 Fruitland Ave. in Vernon, CA, was acquired as a joint venture by Xebec Realty, Cohen Asset Management, and Oak Tree Capital in February of 2016 as a build to suit plastic recycling plant for rPlanet Earth. The approximately 14.53 acres of land will be developed into a ±295,130 SF Class A state-of-the-art recycling facility complete with a three story office mezzanine. Construction on the project is expected to begin July 2016 and is expected to be delivered in approximately 12 months. The project will help address the demand for Class A industrial product for users looking to move into the tight Central industrial submarket of Los Angeles, one of the most desirable industrial regions in the country. With convenient access to the LA/LB Port Complexes, Los Angeles’ Central Business District, and to the I-5, I-110, I-710, and I-105 freeways, the site is ideally located for efficient logistics and distribution.
The Glenoaks XC project is located at 10445 Glenoaks Boulevard in Pacoima. Glenoaks XC, LLC acquired the approximately 4.27-acre site in late 2016 as an opportunistic investment, and hired XBC to develop an approximately ±94,894 SF Class A state-of-the-art industrial warehouse. Construction commenced in the second quarter of 2016 and is anticipated to be complete in Q1 2018. With convenient access to the I-5 and I-210 freeways, the site is ideally located and provides access to the San Fernando Valley population as well as to Downtown Los Angeles.
