During the pre-construction phase of a typical project, our team works closely with the main A&E team, providing creative and practical construction input to ensure the finished property provides the most functional value for the money spent. This process is revisited during the early construction document phase to ensure these concepts are carried through to the final permit-ready plans.

Because we lead the project every step of the way, there is a much smaller time commitment from our clients. That means you retain the bandwidth to effectively manage your own business while the project moves along. 

We commit to a timeline and budget early in the build-to-suit process, and from that point on XBC exclusively holds the responsibility to manage the project. This begins with hiring and managing the design team, and continues through the subcontracting process, completion, and occupancy. 

XBC uses the Critical Path method of project management to ensure that your project is delivered on time. The schedule is prepared early and then refined as the plan is developed, taking into account any new information that arises during the entitlement and bid phases, as well as any input from the sub trades. Before ground breaking commences, you will know the exact date targeted for delivery, along with acceleration alternatives. 

Estimating is where much of the groundwork is laid for a successful project. At XBC, estimating is done by an experienced team of project participants including directors, project managers, and key staff within the firm. Our experienced in-house team and our long-standing relationships with key subcontractors, city officials and A&E firms allow us to create the greatest possible environment for project success.

At the Director level, XBC offers over 60 years of combined experience. The bottom line for you, the client, is that this level of expertise, experience, and knowledge of the design build process saves you time and money. By customizing the design and planning of your project to your physical, policy, and business priorities, we can deliver your project in the fastest, smartest, and most cost efficient manner while maintaining the highest standards of quality.

Once the building is completed, XBC provides an exclusive program of post-build resources to ensure a seamless and successful project closeout. This closeout package includes:

2. 2. Architect certified “substantial completion” document and close out lender requirement packages 
3. 3. Warranty and instruction binders and “as built” plans for our owner’s operations personnel 
4. 4. Follow up availability from the XBC team for any minor repairs and questions for a 1 year period 
5. 5. Director level availability for continuing follow up on client satisfaction
